Purpose and Background

The goal of Georgia Tech's Kendeda Building for Innovative Sustainable Design, Georgia's first Living Building (v.3.1), is to transform the Southeast building industry by proving that regenerative buildings can be constructed in the region. The building has inspired thousands of people since it opened in late 2019. While some project teams want to pursue Living Building Challenge, donors and investors require guidance on monetary pay-back. This session will provide details of The Kendeda Building's monetary return on investment, insights regarding cost-benefits of technologies and techniques, and suggestions to reduce upfront costs with the goal of scaling regenerative infrastructure.

Benefits and Learning Outcomes

Upon completion of this course, you will be able to:

  • Utilize a methodology of creating a monetary return on investment and understand the various elements that need to be considered to run this type of analysis.
  • Explain the cost of various components of construction that were required to create a Living Building in Atlanta.
  • Predict the shortcoming of Return on Investment and what other externalities impact the built environment and society at large but are difficult to quantify in a traditional ROI calculation.
  • Evaluate in their own projects the likelihood of a reasonable ROI based on their own needs and timelines.

Assessment of Learning Outcomes

Students' achievement of the learning outcomes will be assessed via a short post-assessment (true-false, multiple choice and fill in the blank questions).

Because these analyses neither addressed nor attempted to monetize the broader built infrastructure and societal benefits that are provided by The Kendeda Building (e.g., stormwater, landfill diversion, zero carbon construction, improved occupant health and happiness, etc.), the project team knew that the monetary ROI would not be spectacular. But the team was surprised that the monetary ROI for both the nonprofit and corporate scenarios were longer than expected.
